A boiler is the most expensive appliance in most Surrey homes, and the way it gets sold is often the worst part of buying one. The national pattern is a free "survey" that is really a sales visit, with a discount that expires the moment the rep leaves your kitchen. We do it differently because we are heating engineers, not salespeople. The person who surveys your home is the person who fits the boiler, the quote is a fixed written price for the whole job, and it stays valid whether you decide this week or next month.

Getting the specification right matters more than the brand on the box. An oversized combi short-cycles and never reaches the efficiency on its label; an undersized one leaves the third shower of the morning running cold. So we size from the property, not the old boiler: hot water demand, number of bathrooms, radiator circuit, mains flow rate and incoming pressure all get measured before we recommend anything.

Every installation is completed by a Gas Safe registered engineer — it is illegal for anyone not on the Gas Safe Register to work on gas appliances, and you should ask to see the ID card of anyone who touches yours, including ours. We fit to current Part L building regulations, complete the Benchmark commissioning checklist, register the boiler with the manufacturer inside the 30-day window so the full guarantee applies, and notify building control on your behalf — the paperwork that decides whether a guarantee pays out.

Combi, system or heat-only: which boiler does your home need?

A combi boiler suits most homes with one or two bathrooms and decent mains pressure: it heats water on demand with no cylinder or tanks. A system boiler with a cylinder suits larger homes where two or more showers run at once. Heat-only (regular) boilers suit older gravity-fed systems you do not want to re-engineer.

The deciding factors are hot water demand and mains supply, and we measure both — a combi is only as good as the cold main feeding it. The large detached homes we work on in Esher, Cobham and Oxshott almost always justify a system boiler and an unvented cylinder, because three bathrooms drawing at once will defeat any combi. A 1930s semi in Molesey or Walton with one bathroom is classic combi territory. Heat-only boilers still earn their place in the Victorian and Edwardian houses around Surbiton, Kingston and Thames Ditton, where original gravity systems sometimes make a like-for-like swap the most economical option — a judgement call about pipework condition we will make honestly rather than defaulting to the biggest job.

What does a new boiler cost in Surrey in 2026?

A like-for-like combi swap typically costs £2,200–£3,500 fully installed in 2026, depending on the boiler model, flue arrangement and pipework alterations. Converting from a system or heat-only boiler to a combi runs £3,500–£5,500 because of the extra pipework, cylinder removal and gas supply upgrades usually involved.

Where a quote lands inside those ranges comes down to specifics we can only confirm by looking: whether the gas supply pipe needs upsizing for a modern combi, where the flue can exit, and the condensate route. A magnetic filter — £125–£180 fitted if quoted separately — is included in our installations as standard, partly because several manufacturers extend their guarantee when one is fitted.

Be wary of a price given over the phone to the pound, and equally wary of a monthly figure with no total attached: our quotes are itemised and fixed, and if we find something unforeseeable mid-job we stop and talk to you before any extra cost exists.

Which boiler brands do we install?

We install and are trained on the leading brands: Worcester Bosch, Vaillant and Ideal make up most of what we fit, with Baxi and Viessmann where the budget or the specification points that way — recommended from what suits your home and water conditions.

The honest picture in 2026 is that the big manufacturers all build good boilers; the differences show up in guarantee length, parts availability and how the heat exchanger copes with hard water. Worcester Bosch and Vaillant command a premium and carry the longest guarantees — up to 10–12 years depending on the model and whether a magnetic filter is fitted. Ideal and Baxi deliver strong value with guarantees typically in the 7–10 year range, and Viessmann's stainless steel heat exchangers are a genuinely good match for Surrey's aggressive water.

What we will not do is invent credentials: our site will carry manufacturer accreditations only once they are confirmed and current, and the guarantee lengths we quote are the manufacturers' own published terms for the boiler and filter combination on your quote.

How long does a boiler installation take?

A straight like-for-like combi swap takes one day: old boiler out in the morning, new one commissioned and heating the house by late afternoon. A system-to-combi conversion takes two days, and a full conversion with relocated boiler or significant pipework typically two to three days.

The sequence on a standard swap is predictable. We drain the system, strip the old boiler and flue, make good the gas and water connections, hang the new boiler, fit the new flue and condensate run, add the magnetic filter, cleanse the system to BS 7593, dose it with inhibitor, then commission and demonstrate the controls. You are without heating and hot water only during working hours. Conversions take longer because of what the swap drags with it — decommissioning a cylinder and loft tanks, new hot water pipework, often an upsized gas supply — and we would rather quote two honest days than promise one and cut corners at nine in the evening.

How do boiler guarantees work — and how do you keep yours valid?

Manufacturer guarantees on the boilers we fit run up to 10–12 years depending on brand, model and whether a magnetic filter is fitted — but every one of them has the same two conditions: the boiler must be registered within 30 days of installation, and it must be serviced annually by a Gas Safe registered engineer.

We handle the first condition for you. The Benchmark commissioning checklist — the industry-standard record of how the boiler was installed and commissioned — is completed on the day, and we register the boiler with the manufacturer before we invoice, so the clock starts correctly and the full term applies. Plenty of guarantee claims fail simply because nobody did this paperwork.

The second condition is yours to keep, and it is the cheapest insurance in home ownership: one annual service, around £90–£110, with the date recorded in the Benchmark logbook. Miss a year and the manufacturer can reduce or refuse a claim — so we send service reminders to installation customers, and the guarantee you paid for is still standing in year nine when it matters most.

What’s included

  • Combi, system & heat-only
  • Guarantees up to 12 years
  • Fixed written quotes
  • Gas Safe registered

When you need this

  • Your boiler is 12–15+ years old and repairs are arriving more often than winters
  • The latest repair quote is a big fraction of a new boiler — time for honest arithmetic
  • You're converting a system or heat-only setup to a combi and want the cupboard back
  • You're adding a bathroom or extension and the current boiler can't carry the load
  • Your boiler is non-condensing — a modern replacement can cut gas bills noticeably
  • You've had a sales-visit quote that expires at midnight and want a fixed price that doesn't

How it works

  1. 1. Survey by an engineer, not a rep

We measure mains flow and pressure, count radiators and bathrooms, check the gas supply and flue options. No tablet presentations, no discount countdown.

  2. 2. Fixed written quote

Itemised price covering boiler, flue, magnetic filter, controls, BS 7593 cleanse, labour and VAT. Valid for 30 days — decide in your own time.

  3. 3. Installation day

Old boiler out, new one in. Dust sheets down, pipework made good, system cleansed and dosed with inhibitor. Like-for-like swaps are done in a day.

  4. 4. Commissioning

Gas rate and combustion checked with a calibrated flue gas analyser, controls configured for Boiler Plus compliance, and the whole system balanced.

  5. 5. Paperwork done properly

Benchmark checklist completed, boiler registered with the manufacturer within 30 days, building control notified. Your guarantee starts on a sound footing.

  6. 6. Handover and reminders

We show you the controls, leave the Benchmark logbook with you, and send an annual service reminder so the guarantee stays valid for its full term.

In Surrey

Local picture

We fit boilers within a tight radius of our West Molesey base — Molesey, Hampton Court, Thames Ditton, Esher, Walton, Weybridge and across to Kingston and Surbiton — which means we already know the housing stock before we knock. The 1930s semis in Molesey and Walton are straightforward combi territory. The Victorian and Edwardian terraces in Surbiton and Thames Ditton often hide microbore pipework and old gravity systems that change the right answer. The large detached homes in Esher, Cobham and Oxshott usually need system boilers and unvented cylinders, not combis. And everywhere, Surrey's very hard water — over 300 ppm — shapes the brand and scale-protection advice we give.

FAQ

Boiler Installation — your questions, answered

Do I legally need a Gas Safe engineer to fit my boiler?+
Yes. It is illegal for anyone not on the Gas Safe Register to work on gas appliances — that includes installing, repairing or servicing a gas boiler. Every engineer carries a Gas Safe ID card showing their photo, licence number and the categories of work they're qualified for, and you should ask to see it — ours will show you theirs without being asked twice.
Does my new boiler have to be a condensing boiler?+
Yes. Part L of the building regulations requires replacement boilers to be condensing, with a minimum 92% ErP efficiency. In practice every mainstream boiler sold in the UK meets this, so it isn't a constraint on choice — but it does mean a condensate pipe must run to a drain, which occasionally affects where the boiler can go.
What is Boiler Plus and does it affect my installation?+
Boiler Plus is the regulation layered on top of Part L. Every new boiler needs time and temperature controls, and combi installations must also include one of: flue gas heat recovery, weather compensation, load compensation, or smart controls with automation and optimisation. Most of our combi customers choose a smart thermostat to satisfy it, since it's the option you actually notice day to day — and we build compliance into the quote.
How big a boiler do I need?+
Smaller than most people think, for heating — a typical three-bed semi needs well under 15kW to stay warm. Combis carry big numbers (28–35kW) because hot water, not heating, sets the size: the output determines how fast the tap runs hot. We size from your mains flow rate, bathroom count and a heat-loss assessment — oversizing wastes money and causes short-cycling.
Should I worry about hard water?+
In Surrey, yes. Our water routinely tests over 300 ppm, which is very hard, and limescale is the quiet killer of heat exchangers — manufacturers can decline guarantee claims where scale damage occurs without protection fitted. We fit a magnetic filter as standard for the sludge side and recommend an in-line scale reducer on the cold feed for combis.
Is it worth repairing my old boiler instead?+
Sometimes, and we'll tell you when. A ten-year-old boiler with a failed fan is normally worth fixing. A fifteen-year-old boiler with a leaking heat exchanger usually isn't, because that one repair approaches half the cost of a new boiler carrying a fresh 10-year guarantee. The honest test is repair cost against age, parts availability and efficiency — and we quote repairs and replacements from the same desk.
