Power Flushing
A full machine power flush clears the magnetite sludge that leaves radiators cold at the bottom, makes boilers kettle, and kills heat pumps and pumps early. Flushed, filtered, inhibitor-dosed to BS 7593:2019, and protected with a magnetic filter afterwards.

Central heating water is supposed to be clean, chemically treated and sealed away. In practice, most systems we open around Molesey and Esher are running on something closer to black soup: magnetite — iron oxide shed from the inside of steel radiators as they slowly corrode — mixed with limescale and the remains of whatever inhibitor was last dosed, often a decade ago. That sludge settles where the water moves slowest, which is the bottom of your radiators. It is why a radiator can be piping hot across the top and stone cold across the bottom third, why the system takes an age to warm up, and why the boiler makes that rumbling, kettling noise as scale and sludge bake onto the heat exchanger.
A power flush deals with the cause rather than the symptom. We connect a purpose-built flushing machine into the circuit, add cleaning chemicals, and drive water through the system at high flow — but normal pressure — radiator by radiator, agitating each one until the water runs clear. A powerful magnet in the flushing loop captures the magnetite as it lifts, and we show you what came out — rarely a small amount.
The job is only half done if the system is left unprotected afterwards. BS 7593:2019 — the British Standard for treating water in heating systems — requires the system to be cleaned, dosed with corrosion inhibitor, and checked at regular intervals. So once the flush is complete we dose fresh inhibitor at the correct concentration, fit an inline magnetic filter to catch whatever forms in future, and record what was used so your boiler warranty paperwork holds up. Most boiler manufacturers now make warranty claims conditional on exactly this kind of water treatment, which makes a flush on a sludged system cheap insurance as well as a comfort fix.
How do I know if my heating system needs a power flush?
The classic signs are radiators cold at the bottom but hot at the top, black or brown water when you bleed a radiator, a boiler that rumbles or "kettles", repeated pump failures, and a system that takes far longer to warm up than it used to. Two or more together almost always mean sludge.
The bottom-cold pattern is the giveaway, and it is worth understanding why. Air in a radiator collects at the top, so a radiator that is cold at the top needs bleeding — a two-minute job. Sludge is heavier than water, so it settles at the bottom and blocks circulation through the lower part of the panel. Bleeding does nothing for it, and neither does turning the boiler up; you just pay to heat water that cannot reach the metal.
The quick home test: run the heating for twenty minutes, feel each radiator top and bottom, and drain a cupful from a bleed valve into a white mug. Clear water is healthy; grey, brown or black water is magnetite, and the system needs cleaning before it takes the pump or the boiler heat exchanger with it.
What does a power flush cost in Surrey?
A full power flush on a typical 8–10 radiator house costs £400–£600 with us, including the cleaning chemicals, the inhibitor dose afterwards and the labour. Larger systems are priced per additional radiator, and we quote a fixed figure before the machine comes off the van — never an hourly rate with the clock running.
Two honest caveats on price. First, a badly neglected system takes longer — and on very old systems with microbore pipework we will tell you up front if a flush is unlikely to succeed and a different approach (radiator removal and manual flushing, or in extreme cases pipework replacement) is the honest recommendation. We would rather lose a £500 job than take money for a flush that cannot work.
Second, budget for the magnetic filter if you do not already have one — typically £100–£150 fitted alongside the flush, less than fitting it as a separate visit. Between the filter and fresh inhibitor, a flushed system around hard-water Surrey should stay clean for years, and we check inhibitor levels at every annual boiler service so it stays that way.
Power flush vs chemical cleanse: what is the difference?
A chemical cleanse adds cleaner to the system and lets the circulation pump move it for days or weeks before draining down. A power flush uses a high-flow machine to drive the chemicals through each radiator in turn, with magnetic capture, in a single visit. The cleanse is gentler and cheaper; the flush is more thorough.
The cleanse has its place. On a lightly contaminated system — say, ahead of a new boiler installation where the water is discoloured but the radiators all still heat evenly — a cleanse plus a magnetic filter often does the job for less money. BS 7593:2019 requires the system to be cleaned before a new boiler goes in, and we will recommend whichever method the state of the water actually justifies.
Where the cleanse falls short is settled sludge. The circulation pump simply cannot generate enough flow to lift compacted magnetite out of the bottom of a radiator; the chemicals soften it, the drain-down removes some of it, and the rest settles straight back. If your radiators are already cold at the bottom, a cleanse is usually money half-spent — the flushing machine, with its high flow rate and radiator-by-radiator agitation, is the tool that actually shifts it.
Will a power flush fix my cold radiators?
If the radiators are cold at the bottom because of sludge, yes — in the great majority of cases a flush restores full, even heat, cuts warm-up times and quietens a kettling boiler. If the cause is something else, no — a decent engineer diagnoses before quoting rather than selling a flush as the answer to everything.
The pre-flush checks matter. A single cold radiator can be a stuck thermostatic valve pin or a closed lockshield; radiators cold at the top need bleeding; a whole floor running cool can be a balancing problem or a failing zone valve. We check all of this first, because a flush sold against the wrong diagnosis fixes nothing and costs you hundreds.
One more honest limit: a very heavily corroded radiator can be beyond saving, and where we find one we will say so and price the swap separately rather than letting you pay to flush scrap metal. After a proper flush, with inhibitor in and a magnetic filter on the return, cold spots should not come back for many years.
What’s included
- Full machine flush, radiator by radiator
- Magnetic filtration during the flush
- Inhibitor dosed to BS 7593:2019
- Magnetic filter fitted after
When you need this
- Radiators are hot at the top but cold at the bottom, even after bleeding
- The heating takes noticeably longer to warm the house than it used to
- Your boiler rumbles, bangs or "kettles" when the heating runs
- Water from a radiator bleed valve comes out grey, brown or black
- You are having a new boiler fitted and the system must be cleaned to BS 7593:2019 first
- You have been through more than one circulation pump or diverter valve in a few years
How it works
1. Pre-flush survey
We check every radiator, test a water sample, and confirm sludge is actually the problem — not a stuck valve, trapped air or a balancing issue. Fixed quote before any work.
2. Connect the flushing machine
The machine ties into the circuit at the pump or a radiator, with your boiler and controls protected. Dust sheets down; the system stays at normal pressure throughout.
3. Chemical clean under high flow
Cleaning chemicals circulate at high velocity, radiator by radiator, with each panel agitated to lift settled magnetite. Stubborn radiators get reverse-flow treatment.
4. Magnetic capture and clear-water rinse
A magnet in the flushing loop collects the iron oxide as it lifts — we show you what came out. We then rinse until the water runs clear and test it.
5. Inhibitor and filter
Fresh corrosion inhibitor dosed to the maker's concentration per BS 7593:2019, and a magnetic filter fitted on the return to the boiler to keep the system clean.
6. Rebalance and handover
Every radiator rebalanced for even heat, system checked at temperature, and the treatment recorded for your boiler warranty paperwork.

Surrey Heating vs the alternatives
Honest comparison against the national chains and insurance-style cover plans. Pick what works for you — but pick with the facts.
| Criteria | Surrey Heating | Chain / cover plan |
|---|---|---|
| Diagnosis first | Radiator-by-radiator survey and water test before quoting | Call-centre triage books a flush unseen, needed or not |
| Price | Fixed quote including chemicals and inhibitor | Headline price, then chemicals, filter and "extra radiators" added on site |
| Who turns up | The same local engineers who will service the boiler after | Whichever subcontractor the national chain has that day |
| Cover plan small print | No plan needed — pay for the job once | Sludge damage is a classic cover-plan exclusion; the flush becomes a chargeable "upgrade" |
| Aftercare | Inhibitor checked free at every annual service with us | No follow-up — the system silts up again and the cycle repeats |

Local picture
Surrey sits on chalk, and the water that comes with it is very hard — typically over 300 ppm. That matters for heating systems: limescale binds with magnetite to form a harder, more stubborn sludge than soft-water areas ever see, and it is why kettling boilers are such a West Molesey and Walton speciality. The housing stock makes it worse: the 1930s semis across Molesey and the Victorian terraces in Thames Ditton and Surbiton often still run radiators and pipework that are decades old, shedding iron oxide into the water year after year. We are based in West Molesey and flush systems daily within minutes of East Molesey, Hampton Court, Esher and Walton — and we service what we flush, so the clean actually lasts.
