There are two kinds of boiler service sold in Britain. One is a visual once-over: casing off, quick look, sticker on, fifteen minutes door to door. The other is the service the manufacturer actually specifies — combustion measured with a calibrated flue gas analyser, burner pressure and gas rate checked against the data plate, seals and condensate trap inspected, safety devices proven, magnetic filter opened and cleaned. The first kind satisfies nobody but the invoice; the second is what keeps a boiler safe, efficient and under guarantee. We only do the second kind, and it costs £90–£110.

The guarantee point alone pays for the visit. Every manufacturer guarantee — including the 10–12 year terms on boilers we install — is conditional on an annual service by a Gas Safe registered engineer, recorded in the Benchmark logbook. Skip a year and a £1,200 heat exchanger claim in year seven can be legitimately refused. We complete the service record at every visit, keep a copy, and send you a reminder when the next one falls due.

Then there is the part that has nothing to do with money. A gas boiler burning badly produces carbon monoxide — colourless, odourless and still responsible for deaths every winter. The flue gas analysis at the heart of our service measures exactly what the boiler is putting into the flue, and we check flue integrity, ventilation and your CO alarm while we are there. It is illegal for anyone not on the Gas Safe Register to do this work; ask to see the ID card of any engineer at your door, and expect ours to offer it first.

What does a boiler service actually include?

A proper boiler service includes flue gas analysis with a calibrated analyser, gas rate and burner pressure checks against the manufacturer's data, inspection of seals, electrodes and the condensate trap, a clean of the magnetic filter, proving of safety devices, a flue and ventilation check, and the Benchmark service record updated.

The flue gas analysis is the heart of it, and it's what separates a service from a glance. The analyser samples the combustion products and reports the CO and CO2 figures and their ratio — numbers that reveal a fouling burner or a drifting gas valve long before a fault code ever would. We check them against the manufacturer's tolerances and adjust where the boiler allows it. No analyser print-out, no evidence the combustion was ever measured; it's a fair thing to ask any servicing firm to show you.

Beyond the boiler itself we check system pressure, the expansion vessel charge, the condensate run and your carbon monoxide alarm. Fifteen-minute services skip most of this list — that's how they fit six to a morning.

How much does a boiler service cost in Surrey?

A full boiler service costs £90–£110 at Surrey Heating, depending on boiler type — a straightforward combi sits at the lower end, system boilers with cylinders and back-boiler units at the upper. The price includes the flue gas analysis, filter clean and Benchmark logbook entry; there are no attendance fees on top.

You'll see cheaper numbers advertised, and the arithmetic behind a £45 service deserves daylight: at that price the visit must be short, and short visits are visual checks, not services. You'll also see dearer routes, chiefly cover plans costing £200+ a year whether anything needs doing or not. The £90–£110 independent service with proper test equipment is the value position, which is why it's the one we occupy. And the service price is the service price — anything found during it is quoted separately and the choice is yours, because our service is not a loss-leader that must earn its keep through discovered work.

Do I really need a boiler service every year?

Yes, for three independent reasons: the manufacturer guarantee requires an annual service to stay valid; combustion safety — including carbon monoxide risk — can only be verified by measurement; and small faults caught at a service cost a fraction of the winter boiler repairs they become.

The guarantee condition is contractual, not advisory. Manufacturers' terms require annual servicing by a Gas Safe registered engineer, evidenced in the service record, and claims assessors do check. On a boiler carrying a 10 or 12-year guarantee, roughly £100 a year protects a four-figure appliance for its whole insured life — it's the cheapest part of owning the thing.

The practical case is just as strong locally. Surrey's very hard water means scale accumulates in every heat exchanger every year; the service catches kettling early, and a clean magnetic filter keeps sludge from circulating. Boilers also fail when worked hardest — the first cold week — and a September service finds the perished seal, the lazy electrode and the vulnerable condensate run before January does.

What's the difference between a boiler service and a gas safety check?

A gas safety check (the landlord's CP12) verifies that an appliance is safe: gas tightness, flue operation, ventilation, safety devices. A boiler service includes those safety elements but goes further — combustion analysed and adjusted, components inspected and cleaned, the filter emptied, and the manufacturer's service record completed.

The distinction matters most to landlords, because the law requires the annual Landlord Gas Safety Record for tenanted property but a CP12 alone does not satisfy the boiler manufacturer's servicing condition — so a rental property boiler can be legally compliant and out of guarantee at the same time. The efficient answer is to combine both in one visit, one engineer, one piece of scheduling: we do the safety record for every gas appliance in the property and the full service on the boiler, and price the combination accordingly. For homeowners the takeaway is simpler: a bargain "safety check" isn't a service, won't protect your guarantee, and leaves nothing cleaned, adjusted or recorded in the Benchmark logbook.

Why does hard water make servicing matter more in Surrey?

Surrey's water is very hard — typically over 300 ppm of dissolved calcium and magnesium — and every litre your boiler heats leaves a little of it behind as limescale. Scale on the heat exchanger insulates it, cuts efficiency, causes kettling and shortens the component's life, which makes the annual service unusually valuable here.

The service is where scale gets caught while it's still cheap: early kettling responds to a chemical clean and fresh inhibitor at modest cost, while advanced scaling ends in the most expensive repair on the boiler's parts list. The magnetic filter clean matters for the same reason — it pulls the circulating debris out of the system before it settles somewhere expensive. We also check your scale defences — inhibitor concentration and any scale reducer on the cold feed — because manufacturers can decline guarantee claims for scale damage where no protection was fitted, a paragraph of small print that matters more in KT8 than almost anywhere.

When you need this

  • Your boiler is under manufacturer guarantee — an annual service is a condition of keeping it
  • It's been more than 12 months since anyone with a flue gas analyser looked at your boiler
  • You've just moved house and have no idea when the boiler was last serviced (check the Benchmark logbook — if you can find it)
  • You're a landlord needing the gas safety record and the boiler service handled in one visit
  • The boiler is working but noisier, slower or thirstier than last winter
  • You want the September check that prevents the January breakdown

How it works

  1. 1. Book a convenient slot

A service takes around an hour. We offer morning and afternoon slots, and we'll remind you when it's due each year so it never silently lapses.

  2. 2. Visual and safety inspection

Casing off: flue, seals, electrodes, condensate trap, heat exchanger condition, ventilation and clearances all inspected against the manufacturer's schedule.

  3. 3. Combustion measured, not guessed

Flue gas analysis with a calibrated analyser, gas rate and burner pressure checked against the data plate, and adjustments made where the boiler allows.

  4. 4. Clean and check the system side

Magnetic filter opened and cleaned, system pressure and expansion vessel charge checked, inhibitor level assessed — the hard-water essentials.

  5. 5. Safety devices and CO

Flame supervision and safety cut-outs proven, flue integrity checked, and your carbon monoxide alarm tested while we're there.

  6. 6. Benchmark logbook updated

The service is recorded properly in the Benchmark service record — the evidence your manufacturer guarantee depends on — and we keep a copy on file.

Servicing is round-the-corner work for us: West Molesey, East Molesey, Hampton Court, Thames Ditton, Esher, Walton, Weybridge, Surbiton and Kingston are all inside a short drive of the KT8 base, so slots are easy to keep and reminders actually turn into bookings. The local conditions make the service worth more here than in most of Britain — Surrey's water runs over 300 ppm, so scale and filter debris accumulate in every system every year. We service everything from the combis in Molesey and Walton's 1930s semis to the system boilers and cylinders in Esher and Cobham's detached homes.

FAQ

Boiler Servicing — your questions, answered

Will skipping a service really void my guarantee?+
It can reduce or void it, yes. Manufacturer guarantee terms require annual servicing by a Gas Safe registered engineer, evidenced in the service record, and assessors check the dates when a claim comes in. On a boiler with a 10–12 year guarantee, the roughly £100 annual service is the premium that keeps a four-figure policy in force.
Do you service all makes of boiler?+
Yes — Worcester Bosch, Vaillant, Ideal, Baxi, Viessmann, Glow-worm, Potterton and the rest, each to its manufacturer's own service schedule rather than one generic checklist. Older boilers are welcome too; they generally need the annual look more than new ones do.
What is the Benchmark logbook and why does it matter?+
Benchmark is the industry-standard commissioning and service record that lives with your boiler — usually a booklet near the appliance or, increasingly, an online record. It holds the commissioning figures from installation day and a dated entry for every annual service. It's the evidence your manufacturer guarantee depends on, and it's the first thing a buyer's surveyor asks about when you sell.
Can a service stop carbon monoxide problems?+
It's the single best defence. CO comes from incomplete combustion — a fouled burner, a blocked or leaking flue, starved ventilation — and every one of those is checked and measured during a proper service, including flue gas analysis that detects poor combustion long before it becomes dangerous. We also test your CO alarm and check its expiry date — and if you don't have one, get one this week.
I'm a landlord — is a service the same as my legal gas safety check?+
No, and the difference catches people out. The law requires an annual Landlord Gas Safety Record (CP12) for tenanted property — a safety inspection of every gas appliance. The boiler manufacturer separately requires an annual service to keep the guarantee valid, and a CP12 alone doesn't satisfy that. We do both in one visit at a combined price, with one date in your diary.
What happens if you find a fault during the service?+
You get the fault explained at the boiler, in plain English, with a written quote — and the decision is yours. Nothing is repaired without your say-so, and the service price stands regardless. The one exception is safety: if we find an appliance that is immediately dangerous, we're obliged to make it safe and will explain exactly why, in line with the Gas Safe procedures that protect you.
